Why this market
Dwarka is the benchmark our other markets compare themselves to. It's a planned DDA sector, almost fully built out, with the metro, the expressway, and a steady residential population. That maturity comes at a cost — there is very little plotted freehold land left to buy. Most transactions in Dwarka now are apartments, second-hand floors, or commercial space.
For plot investors, Dwarka is most useful as a price reference. When we benchmark a Najafgarh or Goyla Khurd plot, we ask: what would the equivalent location in Dwarka trade at? The gap tells us how much catch-up is on the table.

What we're watching in Dwarka
The 29-km, 8-lane access-controlled expressway has dramatically cut travel time to Gurgaon and to IGI airport. Land along its feeders has seen 30–40% appreciation in 24 months.
Dwarka has more metro stations per square kilometre than almost any other Delhi sub-city. Every plot within a 1-km walking radius of a station trades at a clear premium.
Unlike emerging markets, Dwarka has deep liquidity. Exit timing is rarely the constraint here — but entry pricing usually is.
Water, sewer, drainage, electricity, road quality — all here. No "phase-2 of construction" surprises a year after you buy.

Why aren't there many Paylap plots in Dwarka?+
Because there isn't much freehold plotted land left to acquire here. When something clean does come on the market, the entry price is often too high to make a 14–18% interest plan work without taking on more risk than we're comfortable with. We'd rather have one good Dwarka plot a year than ten mediocre ones.
Should I wait for a Dwarka plot or buy in Najafgarh now?+
Different risk profiles. Dwarka is the safer asset but the returns are lower. Najafgarh has higher upside and higher patience requirement. A reasonable approach for most investors is to put the larger ticket in Najafgarh and use a smaller, opportunistic ticket for any Dwarka listing that opens.

Are Dwarka apartments a better investment than plots here?+
