Why this market
Najafgarh is one of those places that quietly stopped being a "village adjacent" market five years ago and started behaving like part of Delhi proper. The Dhansa Bus Stand metro extension was the visible tipping point. The less visible one is the Urban Extension Road II corridor, which puts large parts of Najafgarh within a fast drive of both the Dwarka Sector-21 metro and the IGI airport.
For investors, that combination — metro access, expressway proximity, and freehold land still selling at a fraction of South Delhi prices — is the reason Najafgarh has been our first and largest market. Most of our current and upcoming inventory is concentrated here.
The honest catch is that the area is in transition. Some lanes have clean tarmac, water lines, and street lighting; others still need work. The plots we list have utilities at the boundary, but the surrounding municipal infrastructure is still maturing. Treat it as a 3–5 year hold, not a 6-month flip.
What we're watching in Najafgarh
The Dhansa Bus Stand metro opened in late 2021 and brought the area onto the Magenta and Grey lines. Phase IV extensions move it deeper into the residential lanes.
Delhi's third ring road, the Urban Extension Road II, runs through the broader Najafgarh catchment. Land within 1–2 km of feeders has been the biggest beneficiary so far.
Unlike most of South Delhi, you can still buy clean freehold plots here without paying a premium for "the brand of the colony". The diligence load is on the buyer, which is where we come in.

Is Najafgarh land freehold?+
Most of the plotting belts we list are freehold, with conversion orders from agricultural to residential already in place. We publish the title and approvals for every property on its dedicated page before any booking opens.
How long until Najafgarh prices catch up to Dwarka?+
They probably won't — Dwarka is a planned DDA sector and Najafgarh is an organic plotting belt, so they will likely always trade at different multiples. What matters is the rate of change, and Najafgarh has appreciated faster than Dwarka over the last three years simply because it started lower.
What is the typical holding period before exit?+
Three to five years is the sweet spot. Plot investment plans on the platform are usually 24–36 months. If you want the longer-term land appreciation as well, the right move is to roll over into the next plan after maturity, or to hold the underlying plot directly.
Are bank loans available against Najafgarh plots?+
