I have done one direct land purchase in my life. It took ten months from offer to registration, and at the end of it I had a plot in my name and a stack of disagreements with the seller about boundary walls. I do not want to do that again.

When I told my chartered accountant I still wanted exposure to land, he mentioned three or four platforms. I picked Paylap because the diligence checklist on their property page was the most thorough. They had the conversion order, the layout sanction, and the recent encumbrance certificate, all visible before I committed.

I went in with ₹8 lakh into a corner plot. The 24-month plan I chose paid 16.5 percent because of the plot category. The premium for a corner plot was real and I was happy to pay for it given the eventual exit.

There is one thing I want to flag for anyone reading this. The platform is not a substitute for a bank fixed deposit. The returns are higher but the asset class is different. I understood that going in. If you go in expecting bank-level liquidity, you will be frustrated. If you go in expecting land-like returns with platform-managed paperwork, you will be happy.

I have moved a second tranche into their newer project and I am watching how Phase-4 develops.
